Best terminal location (proposed)
The Henderson downtown / Water Street district. Water Street is Henderson's historic downtown and sits near the I-215/515 interchange — the natural rail corridor into Las Vegas. Surrounding redevelopment parcels offer cheaper land than anything near the Strip. The catchment is Henderson's 330,000+ residents — Nevada's second city — plus the Green Valley and Anthem suburbs, all currently car-only.
